Terms and Conditions
BOOKING, CANCELLATION POLICY AND HOUSE RULES
Our goal is to ensure a safe, organized, and transparent experience for both guests and property owners.
By confirming your reservation, the guest declares that they have carefully read all the terms and conditions described below, are fully aware of their content, and fully agree with all provisions established herein.
1. RESERVATION CONFIRMATION
A reservation will only be considered confirmed after payment of the deposit or the agreed amount to block the dates.
Once confirmed, the property becomes unavailable for new bookings during the reserved period.
2. CANCELLATION POLICY
2.1 Cancellation initiated by the guest:
- The amount paid as a deposit is non-refundable.
- No refunds will be issued in case of cancellation or early departure, regardless of the reason.
- In the event of contractual breach resulting in termination due to the guest’s fault, the amounts paid may be fully retained.
- This policy exists because once a reservation is made, the period is blocked and it may not be possible to secure a new booking.
2.2 Cancellation due to the owner’s responsibility:
- If cancellation occurs due to the owner’s responsibility, all amounts paid will be fully refunded to the guest within the contractual timeframe.
2.3 Force majeure cases:
- In the event of an official decree (municipal, state, or federal) that prevents use of the property during the reserved period, such as a declared emergency or public calamity, the contract may be terminated without penalties.
3. SECURITY DEPOSIT
3.1 A security deposit of R$ 500.00 (five hundred Brazilian reais) is required to cover potential damage to the property, furniture, or contractual breaches. After the check-out inspection:
- If no damages or outstanding issues are found → the deposit will be refunded within up to 5 business days.
- If damages or debts are identified → the corresponding amounts will be deducted from the deposit, and additional charges may apply if necessary.
3.2 The security deposit may not be used as payment for nightly rates.
4. PROPERTY INSPECTION AND CONDITIONS
4.1 The guest declares that the property is received clean, organized, and in perfect condition for use.
4.2 Any discrepancies, damages, or irregularities must be reported to the Real Estate Agency within 24 hours after check-in, via written message including photo or video evidence.
4.3 If no notice is given within this period, the property will be considered accepted as-is, and the guest will be held responsible for any damages identified during the check-out inspection, except for normal wear and tear.
5. PETS
5.1 Due to condominium regulations and specific rules of each unit, some apartments do not allow pets.
5.2 In certain units, pets may be allowed upon prior consultation and express approval from the Real Estate Agency.
5.3 It is mandatory to inform in advance if you intend to bring a pet.
5.4 Bringing pets without authorization may result in condominium fines, termination of the rental agreement, and retention of amounts as provided contractually.
6. QUIET HOURS
6.1 Quiet hours must be respected:
- From 10:00 PM to 8:00 AM.
6.2 Disturbances may result in warnings, fines, or even termination of the rental agreement.
7. NO SMOKING POLICY
7.1 Smoking is prohibited:
- In common areas (hallways, elevators, garages, gym, party room, pool area, lobby, stairways, etc.).
- Inside the apartment when smoke or odor reaches common areas or other units.
- This includes cigarettes, cigars, pipes, electronic cigarettes (vapes), hookahs, and similar products.
8. POOL USE
8.1 Exclusive use for occupants of the unit.
8.2 Hours of operation:
- From 8:00 AM to 8:00 PM.
8.3 Showering before entering the pool is mandatory.
8.4 Children under 10 years old must be accompanied by a responsible adult.
8.5 Appropriate swimwear required: swim trunks, one-piece swimsuits, bikinis, UV shirts, or specific swimwear.
8.6 The following are prohibited in the pool area:
- Denim shorts or clothing with zippers/buttons;
- Underwear or inappropriate clothing;
- Oils, creams, food, and beverages;
- Glass objects;
- Large toys (only small children’s floaties are allowed);
- Use during cleaning hours;
- Use while carrying a contagious illness.
9. ELEVATORS
9.1 The service elevator must be used for: luggage, materials transportation, and trash disposal.
10. GARAGE
10.1 Exclusive use for vehicles belonging to the unit.
10.2 It is prohibited to assign or rent the parking space to third parties.
10.3 The condominium is not responsible for theft or damages.
11. GENERAL PROHIBITIONS
11.1 It is prohibited to:
- Throw water, cigarettes, or objects out of windows;
- Store or set off fireworks;
- Receive delivery personnel outside the lobby/entrance area.
12. NON-COMPLIANCE
12.1 Failure to comply with contractual or condominium rules may result in:
- Application of fines;
- Deduction from the security deposit;
- Immediate termination of the rental agreement;
- Forfeiture of amounts paid.
13. INTERMEDIATION
13.1 All communication must be conducted exclusively through Sperandio Real Estate, the agency responsible for the rental intermediation.
